Here are some helpful rules & policies that make things safe and secure for all. We ask that you kindly read and follow so everyone is clear in understanding of our policies. Thank you we look forward to having you!
SPECIAL CLEANING – We are dedicated to providing a safe secure vacation rental experience to our travelers, owners, employees, maintenance teams, and property managers.
We want YOU to feel comfortable and confident booking your next stay with us.
With this in mind, we have recently introduced a new cleaning and disinfection protocol. We are placing an emphasis on disinfecting contents and surfaces in preparation for your stay. In-person greets have been suspended to help limit your exposure. We continue to refine our scheduling, treatments, and methods for maximum safety. We are closely monitoring updates from the CDC, local, state, and federal authorities and adjusting, as necessary. NOTE: We take no responsibility for you and us owners regarding the Corona virus situation. You are responsible for your group getting together.
Rates and Bookings : Reservations are considered “Booked” once we receive your VRBO / AIRBB Contracts or Credit Card information. At that time you are agreeing to our Reservation Policies detailed below. Occupancy tax 9% is required to be collected on all properties, per the State of California in addition to a cleaning/security deposit.
Deposits/Insurance Policy: Some properties require only an insurance policy, others require an additional cleaning / security deposit. The deposit must be received at the time of booking. The deposit is not applied toward rent, however it is fully refundable within 10 days of departure, provided no damage is done to property or its contents beyond normal wear and tear. Properties that require above average cleaning at the time of checkout will have an additional fee deducted from the security deposit.
Cancellation & Refunds : Written notification is required for cancellation. If written notification is received more than 60 days prior to the arrival date, all payments received, minus a 10% cancellation fee, will be refunded. If cancellation occurs within 60 days of arrival, any refund is subject to the ability to re-book the property. If the property is not re-booked, no money will be refunded. If the property is re-booked, all payments, minus a $150 cancellation fee, will be refunded for the period of time the property is re-booked.
No Outside Vendors or Services: As the exclusive gatekeepers and concierge of such alluring properties we do want to mention we do not allow any other vendors or purveyors on our location other than one of our trusted local insured vendors. We contract the very best local vendors for our dream team all of whom are insured by our policy. For this reason no outside vendors (cooks, caters, massage therapists, yoga instructors etc.) are allowed on site. Check In/Check Out: Standard times 3:00/Check Out 11:00 We ask that you check in no later than 5:00 pm Check in is 3:00 pm and Check Out is 11 pm. Early checks in times are allowed only when the property is cleaned and ready for occupancy and prior approval is required. On time checkout is essential to allow time for our housekeeping staff to prepare the home for the next guest. There is an extra charge for late check out and prior approval is needed. Please assure that all doors are locked, windows are secured, all lights and heat are turned off, and all furniture and other contents are in original condition. Failure to comply will result in an additional cleaning charge to be deducted from Guest’s security deposit. Enchanted Vacation Rentals is not responsible for items left in the property.
Maximum Occupancy: The number of people (including children) present at the Property may not exceed the maximum occupancy set forth in the Property Description; unless we have given you advance permission to have an additional number of people at the Property in writing. We ask that you state the total number of guest on contract
Good Neighbor Policy: Ojai has a strict 10pm noise ordinance. Please respect our neighbors. Our Vacation Homes are graciously furnished for your comfort and pleasure. Please respect and care for it as if it were your own. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived.
Zero Tolerance “Party” Policy: Under no circumstances is extreme partying or irresponsible behavior tolerated.
Additional Guests/Unauthorized Events/ No Parties Policy: Management must be notified of any and all unplanned guests. You must notify Management of any event you’d like to have while on the property (Events are defined as any gathering exceeding the agreed number of guests listed on contract). Unauthorized events will be assessed an event fee, starting at $3500 plus additional cleaning fees, damages and incidentals without negotiation. Having an unauthorized event will subject contract in breach and result in immediate removal from property. No additional guest(s) are allowed on the property without management written approval. If for any reason additional guest stay over night you will be charged additional fee(s). You must have written approval prior to your arrival from Management for any and all extra guests above number stated on original contract. NO EXCEPTIONS!!
Maid Service and Linens: General cleaning/housekeeping is included in the cleaning fee. Make sure to place all trash in the bins/trash cans. Dishes must be cleaned and put away, any and all trash outside be picked up. We ask all outside and inside furniture must be put back to its original place, or you may be subject to an additional cleaning fee. If house is beyond the normal, acceptable an additional cleaning fee may be applied. Maid service is not provided during your stay but can be requested at additional charge.
Moving Furniture: We ask that you do not move furniture. If you do please make sure it is back in its original spot.
Kitchen : Your kitchen is not stocked with groceries. If you would like us to stock your refrigerator, we’d be happy to do it for you with a 24-hour advance notice. Additional costs will apply.
Smoking : All Enchanted Vacation Rentals are NON-SMOKING.
Fire Hazards: No open fires, fireworks, sparklers or other fire hazards are permitted at any time.
Pool and Hot Tub: Guests understand and agree that there is a swimming pool and hot tub on the property. Guests assume any and all risks associated with the pool and hot tub. Enchanted Vacation Rentals does not imply or provide any guard or supervision of the use of the pool or hot tub. Please do not consume food or beverages inside or around the hot tub. The hot tub is not suitable for pregnant women, children under 12 years of age, intoxicated persons, or persons with certain heart or health conditions. If you have any questions about use of a hot tub, consult your physician.
Swimming Pool Heating: Swimming pool heating is available at an extra cost. Please contact us if you would like heat. We require a 1-day heat up fee as it takes 24 hours to property heat up to temperature 83-87. The pool is not a hot tub. We also will do get notified if pool heat is turned on.
Pets: Generally pet fees are $150 per pet and $100 for additional pets. Some of our homes are not pet friendly so please ask. Guests must have prior written approval for pets to your arrival on your contract. Unauthorized pets will be assessed $500 fee. Approved pets must be picked up after to avoid additional cleaning fees. Authorized pets must NEVER be left unattended or alone on the property. Authorized Pet(s) may NOT sit, jump, or chew on any of the furniture inside or outside on the property. Excessive fur and/or hair may be subject to extra cleaning fees. If necessary repairs/replacement(s) to bring the property back to its original condition, will be charged. No Cats Sorry!
Hold Harmless: Enchanted Vacation Rentals does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property.
Theft/ Damage/Incidentals: If any damage and/or theft are discovered during or after you checkout, you may be subject to additional charges for the original price of item(s) damaged or stolen. All damages and/or theft charges will be deducted from Insurance, deposit or credit card on file. If damage or theft charges exceed the deposit amount, you will be required to pay amount noted by owner, within 15 business days of notice.
Risks/Safety: Children are welcome, however there may be conditions in and around the property that may pose hazards to them, as well as to adults. Enchanted Vacation Rentals does not assume any liability or responsibility for any injuries occurring in the property. Children must be supervised at all times. Guest herby acknowledges that they are aware that the pool and surrounding areas can be dangerous, and that injury is likely to occur to anyone who is not careful. Guest accepts and assumes all risks involved in or related to the use of the pool and outside areas.
Internet Access: Because of the remote and rural location of some properties we must utilize a special Internet connection. Please understand that you may not achieve speeds that are customary within the city where high-speed cable Internet is prevalent.
Holidays: We require a 3 night or more minimum booking for all holidays: Summertime (June 15-Aug 15), Christmas & New Years we require a 1 week booking Minimum.
